City of Ottawa staff have given their blessing to a U.S.-style outlet mall proposed for land across from Scotiabank Place in Kanata.

American outlet company Tanger Outlet Centers has teamed with local firms Taggart Realty and Trinity Developments, as well as Canadian real estate firm RioCan, on the project at 333 Huntmar Dr. The retail area would be located to the north of the site, with a hotel and restaurants to the south.

The groups have promised “pedestrian oriented private streets lined with retail outlets, creating the ambience of an outdoor pedestrian mall,” according to city planning documents posted online this week.

Customers would park around the edge of the property, then walk around to the various one- or two-storey outlet stores.

The most recent report from city staff doesn’t give out too many more details on the other part of the project. Documents filed with the city in early 2012, however, make reference to four “free-standing” restaurants and a three-storey hotel with about 200 rooms.

The development is part of a bigger plan from Canada retail landlord RioCan Real Estate Investment Trust to bring 10 to 15 outlet malls across the country in the next five years or so.

Tanger is responsible for more than 30 outlets across the United States.

The application for rezoning will go to the city’s planning committee next Tuesday.
