The number of new construction projects approved last month was down year-over-year, but several large initiatives drove up the value of municipal construction permits to the highest level in at least three years for the month of October, according to municipal records.

The city issued 715 permits last month – nine per cent fewer than October 2011 – but the total value added up to $197.2 million. That’s a 17-per-cent jump from last year’s $168.3 million.

Leading the list were two downtown condominium projects for Claridge Homes. The first was a permit valued at $25 million to build the superstructure of its Tribeca condominiums, a 28-storey, 247-unit apartment building on Metcalfe Street. The second was a $22-million permit to build the 28-storey Claridge Tower 3 on Rideau Street.

Also near the top of the list was a $20-million permit to refit the former Bank of Montreal on Wellington Street to create a place of assembly for the House of Commons.

Skywell Homes Ltd. filed for 10 permits valued at $1.65 million each to construct a block of three-storey rowhouses on Stonehurst Avenue.

Excluding Skywell’s Hintonburg residential project, the top permits in October by value are:
