Taggart Realty initially planned a multi-phased commercial development with upwards of a half-million square feet of office space on its site, located at the northwest corner of Hunt Club Road and Riverside Drive.
The property is approximately 28.4 acres with approximately 935 feet of frontage on Riverside and 295 feet of frontage on Hunt Club, according to a rezoning application prepared by FoTenn Consultants on behalf of Taggart.
Preliminary plans call for two eight-storey residential towers, with a total of 400 units, backing onto the Rideau River on the western edge of the property and two eight-storey office towers in the northeast quadrant oriented towards Riverside Drive.
“The city is quite favourable as having this as a mixed use site,” says Taggart senior vice-president Bob Perkins.
He adds the city likely excluded residential developments on the site in the past because it lies beneath a flight path that is no longer used by the airport.
Mr. Perkins says Taggart would likely partner with a retirement home operator on the project.
He says there will be “substantial” space between the residential and commercial buildings, adding Taggart recently submitted an office development proposal to a private-sector organization looking for space.
