Planning committee approves two midrise towers for Bronson and Carling

A stretch of Bronson Avenue south of the Queensway is set for a major facelift after the City of Ottawa’s planning committee has unanimously approved two proposals for buildings on the street near Carling Avenue.

Textbook Suites received approval for its plans for a 12-storey student residence at 774 Bronson Ave. after the committee approved zoning amendments to allow for the proposed height and reduced parking.

The developer met these concerns by massing the building towards Bronson as opposed to Cambridge Street South, and successfully arguing that its future student residents will be less likely to need vehicle parking than traditional apartment tenants.

The completed development will feature 172 fully furnished units ranging between one and three bedrooms, and will include above-and-below ground parking, the majority of which will be for cyclists.

The Bronson Avenue building will represent Textbook Suites’ offering aimed at Carleton University students, with another two-tower development in proximity to downtown University of Ottawa. Ashcroft Homes affiliate Envie opened its student residence on Preston Street earlier this year.

The committee also approved a numbered Canadian company’s six-storey mixed-use building at 770 Bronson Ave., scaled down from 15 storeys in response to height concerns raised towards the initial proposal.

The revised development will now feature 48 residential units, down from 85, and two small at-grade retail spaces.
