Claridge proposes 27-storey apartment tower near Carlingwood mall

A major Ottawa developer is looking to build a 27-storey highrise with 210 rental apartment units near the Carlingwood Shopping Centre.

In a development application recently filed with the city, Claridge Homes says its proposed residential tower at 1995 Carling Ave., about 350 metres east of Carlingwood Shopping Centre, will feature a mix of one- and two-bedroom apartments. Two low-rise dwellings currently occupy the site. 

The plan calls for a six-level underground parking lot with space for 168 vehicles as well as parking for 155 bicycles. The proposal also includes communal and outdoor amenity space.

The proposal requires zoning amendments to allow for increased height as well as relief from setback, side and frontage requirements.

Claridge is not the only Ottawa builder preparing to launch new residential projects near Carlingwood, one of the city’s oldest shopping centres. 

Colonnade BridgePort is proposing two mixed-use buildings of four and 22 storeys across the street from the mall at 485 Ancaster Ave.  

The plan originally called for six- and 12-storey buildings but was revised last year after consultations with city staff and community representatives. The development is expected to include about 230 apartment units, a two-level underground parking garage with 212 spaces and 10,000 square feet of retail space.
