Granite Curling Club could be replaced by highrises, commercial space on prime Westboro site

Colonnade BridgePort submits architectural plans for proposed redevelopment of the site of the former Granite Curling Club in Westboro.

A venerable Ottawa curling club could be replaced by a trio of highrises featuring more than 850 rental apartment units if the city approves a recently filed application from a local developer.

Morley Hoppner says it wants to build three towers of 20, 36 and 40 storeys on a property at the corner of Scott Street and Athlone Avenue in Westboro that’s now home to several buildings – most notably the Granite Curling Club, which has occupied the site since 1953. 

The property is just steps away from the future Westboro LRT station, almost directly across Scott Street.

The real estate firm is proposing to demolish the club, as well as two single-storey commercial buildings on Scott Street and a single-detached home at 314 Athlone Ave. to make way for the development, which would be managed by Colonnade BridgePort.

The plan calls for a total of 868 units in a mix of 83 studio, 544 one-bedroom and 241 two-bedroom suites. The development would also include six levels of underground parking with a total of 575 spaces, 487 of which would be reserved for residents. In addition, the garage would accommodate 643 bicycle parking stalls and 564 storage lockers.

The proposal includes commercial spaces, a gym and terraces at ground level, as well as about 40,000 square feet of private amenity space.

Zoning amendments are required since the proposed buildings exceed the property’s current 20-metre height limit. The developer is also seeking reduced setbacks.

The Granite Curling Club’s members voted in March 2021 to vacate the aging facility and relocate the club in the face of mounting property taxes and failed redevelopment attempts. The club approved a plan to buy a new property on Queensview Drive east of Pinecrest Avenue.
